Target Asset

 

  • Multi-family properties only, 100 to 200+ units

  • Located in growth markets where employment and population are trending positively

  • Strong value-add opportunities

  • Stabilized tenant base at 85% or greater

 

Transaction Type

 

  • $10,000,000 to $35,000,000

  • Investment hold term 5-7 years dependent on market conditions at the time of disposition or refinance

  • Debt financing 75-80%, Non-recourse

  • DCR 1.4 and higher

  • Equity Multiple 2X

 

Minimum Investor Contribution

 

  • $50,000 

 

Exit Strategy

 

  • Will vary depending on investment structure and market conditions
